What is an EPC?: An Energy Performance Certificate (EPC) measures how energy efficient a property is and provides recommendations for improvement. It is required when selling, letting or constructing residential and commercial buildings in the UK.
When do I need an EPC?: You normally need an EPC when selling, renting or constructing a property. Some commercial buildings also require one when significantly altered or when certain compliance regulations apply. We can advise if you're unsure.
How much does an EPC cost?: The cost depends on the property type, size and complexity. We provide clear, fixed quotations with no hidden charges, so you'll know exactly what to expect before booking your assessment.

What is a Commercial EPC?: A Commercial Energy Performance Certificate (EPC) measures the energy efficiency of a non-domestic building. It provides an A to G energy rating, recommends ways to improve performance and is usually required when selling, letting or constructing commercial property.
What types of commercial properties do you assess?: We assess offices, retail units, warehouses, industrial buildings, schools, healthcare premises, hospitality venues and many other commercial properties. Whether your building is large or small, we can advise on the most appropriate EPC or compliance assessment.
Do you carry out EPCs for mixed-use buildings?: Yes. We regularly assess mixed-use buildings containing both commercial and residential areas. We'll determine the correct assessment method for each part of the property and ensure all certification requirements are met.

Do I need an EPC to sell my home?: Yes. In most cases, an Energy Performance Certificate (EPC) is legally required before marketing your property for sale. The certificate helps buyers compare energy efficiency and remains valid for up to ten years.
Do I need EPC for letting a property?: Yes. Most rental properties require a valid EPC before being let to new tenants. Landlords must also ensure the property meets the current Minimum Energy Efficiency Standards (MEES) where applicable.
How long does an EPC survey take?: Most residential EPC assessments take between 30 and 60 minutes, depending on the property's size and layout. Your certificate is usually completed and emailed within 24-48 hours of the visit.

What is Part L / BRUKL compliance?: Part L of the Building Regulations sets minimum energy efficiency standards for new buildings and major refurbishments. BRUKL calculations demonstrate compliance before construction and help ensure the completed building meets current regulations.
Do you provide SAP calculations / EPCs for new homes?: Yes. We provide SAP calculations for new-build homes, including design stage assessments and As-Built EPCs. We work with homeowners, developers and builders to help achieve Building Regulations compliance.
What is MEES compliance?: Minimum Energy Efficiency Standards (MEES) set the legal minimum EPC rating for many rented commercial and residential properties. We can assess your building and advise on the improvements needed to achieve compliance where required.

Which areas do you cover?: We cover Norwich and the whole of Norfolk, providing residential and commercial EPCs, DECs and compliance services. If you're unsure whether your property is within our area, simply get in touch and we'll be happy to help.
How long will the appointment take?: Most residential EPC surveys take around 30-60 minutes. Commercial EPCs and compliance assessments usually take longer depending on the property's size, layout and complexity. We'll always advise the expected visit duration beforehand.
Can you work outside Norfolk?: Yes. We can often undertake commercial projects outside Norfolk, particularly for existing clients or larger developments. Please contact us with your location and requirements, and we'll be happy to discuss availability.

When will I receive my EPC?: Most EPCs are completed and delivered within 24-48 hours of the assessment. Larger commercial properties or compliance reports may take slightly longer, but we'll always keep you informed of expected timescales.
Can I get another copy of my EPC later?: Yes. We retain copies of certificates we've produced, so if you misplace yours simply contact us. We'll happily send another electronic copy whenever you need one.
Can you advise how to improve rating?: Absolutely. We can explain your EPC recommendations and discuss practical ways to improve your property's energy efficiency, helping you achieve a better rating where improvements are appropriate and cost-effective.
